Millbrook was developed in 1981 and the only history of its past can be found in the associations meeting minutes.
These meeting minutes should be considered the most important documents that the association has and should be referenced on a regular basis so that the association does not continue to repeat the same mistakes over and over and over again.
These documents, if kept properly should give a good overview of the associations business over the years and the best reference material to know the associations business over the years.
You will notice that over the years less and less information is recorded in the meeting minutes.

These are still concerns in 2023 because none of these concerns have ever been properly address...if addressed at all.
I love the prediction of bankruptcy by 2021. We are getting pretty close to this prediction.
The Board created a maintenance plan??
If so I would like to see it.
They talk about possible special assessments which I believe they did in 2000 but it was only a couple hundred dollars and I believe they raised the dues to $130-$135 but there is no documentation showing what they did.
The highlighted section is dead on.
There is a serious shortage of founds and dues need to be increased and special assessments must be made.
We moved to Millbrook in 2004 and there has never been a special assessment or talk as if one was needed untill recently.

I hate to tell these guys, but the crisis was far from over.
By 2020 Millbrook was basically broke.
I would like to see the engineering report they mention. (I am sure it was destroyed years ago.)
I believe that current owners should know about these "warranty" problems because I think they are still a problem. Almost all the records are missing from 1998 to 2001.
A "homeowner" questioned how the reserves were being handled?? I thought the crisis had been averted?
How dare a homeowner question the Board.....LOL
One thing people should note is how much more detailed the minutes where back then.
I suspect once lawyers really started getting involved with HOA's they pushed for less info in the minutes to protect the Board members from incriminating themselves, just my opinion.
